Flat rents and moderating food costs weren’t enough to prevent a spike in gasoline prices from driving a four-fold increase in metro Denver’s previously subdued inflation rate last month, according to an update from the U.S. Bureau of Labor Statistics . Consumer inflation in the Denver-Aurora-Lakewood area, which is measured every two months, accelerated at a 1.6% annual pace in March, up from a 0.4% annual pace in January and a 0.3% pace in November. Denver’s inflation remains below the 2% pace averaged last year and the 2.6% annual pace measured in the U.S. in March. Apartment developer buys pharmaceutical plant site in Denver’ Baker neighborhood for $26M
A drugmaker ending its operations in Denver has sold the site of its Baker facility to a developer planning apartments. Minnesota-based Upsher-Smith Laboratories’ property at 301 S. Cherokee St. was purchased last week by an entity affiliated with Austin, Texas-based Cypress Real Estate Advisors, according to public records. Cypress paid $26.1 million for the 5.18-acre lot, according to public records. That works out to $116 a square foot. Cypress submitted a development proposal to the city last year, calling for a seven-story, 359-unit complex on the northern portion of the parcel. The plans refer to the southern portion of the lot as a future phase of development. A local Cypress executive did not respond to a request for comment on Monday. Hyatt Regency Denver Tech Center sells for less than half of what owner paid in 2016
In the largest sale of a Denver-area hotel since the pandemic began, a 461-room property in the Denver Tech Center has changed hands for less than half the price it fetched in 2016. The Hyatt Regency Denver Tech Center at 7800 E. Tufts Ave. last week sold to HRDTC Hotel Owner LLC, an entity affiliated with Ontario-based Westmont Hospitality Management. The sale price was $41.54 million, according to public records. That’s a 57 percent drop from when the seller, CP Denver LLC — an entity affiliated with Columbia Sussex Management — purchased the property. It paid $96 million in September 2016, records show. Westmont and Columbia Sussex did not respond to separate requests for comment on Monday. New York-based Square Mile Capital provided financing for last week’s deal, according to loan documents. Inflation does about-face in metro Denver as rent and transportation costs fall
Falling rents and lower transportation costs are pushing the region’s inflation rate toward its slowest pace since the Great Recession, but consumers still aren’t getting much relief when it comes to the cost of meat and dairy, according to the latest Denver-Aurora-Lakewood Consumer Price Index. The cost of a basket of local consumer goods declined 0.7% between September and November, pushing down the region’s annual rate of inflation to 0.3%, which is a quarter of the U.S. annual inflation rate of 1.2%, according to the U.S. Bureau of Labor Statistics. Annual inflation was running a hot 3.8% in metro Denver in January and despite activity coming to a screeching halt because of the pandemic, held at an elevated 3.1% pace in July, three times the national rate .
